Within the Development function we have a multi-disciplined dedicated supported housing team experienced in utilising a broad range of funding methods, from public funds allocated by the Homes and Communities Agency (HCA), funds from Local Authorities, grants from the Department of Health to the use of Private Finance from within the Group’s Financial Business Plan .
The team has also been extremely successful over the last few years in accessing funding through capital grants made available from Central Government as part of a national initiative to deliver Campus Resettlement Programmes on behalf of the NHS for people with a learning difficulty moving from long stay hospital care into the community.
The Development team is fully familiar with all aspects of property acquisition, development and management of sizeable schemes throughout the UK. The team work closely with all stakeholders to identify quickly project requirements such as location, suitable neighbourhoods, planning approvals, adaptations and entering into works contracts.
Each new development, whether large or small, begins with a thorough process of consultation with prospective tenants, commissioners, support providers, advocates and other partners to ensure the needs and issues of all parties are considered in the final design. Thinking long-term is central to the service we provide; our concept is that our schemes should be subtle, normal houses on normal streets.These schemes are people’s “homes for life” and offer a more cost-effective solution to rehousing when a tenant’s needs change over time. It also provides tenants with long-term security and familiarity and limits the stress inherent in moving on to a new home.
