The successful integration of New Fylde Housing into the Group has continued.The realised and projected savings have exceeded original estimates with benefits approaching £1 million per year from 2011/12 onwards.A co-operative approach to service improvements has been developed between members of the Group that has been mutually beneficial; examples include joint working on a sheltered housing strategy, service standards and leasehold management.
1 April 2011 saw the launch of our Standards and Local Offers to our tenants.The launch was held at a very successful 3rd Tenants Annual Conference and was extremely well received.A Scrutiny Panel consisting of tenant representatives from each part of the Group has been established to monitor our performance against these Standards.
Tenant inspection has continued to be developed at New Fylde Housing.Inspections are now being carried out at empty properties prior to re-letting and the feedback received has been very useful in improving our services.
The Community Investment Panel established to oversee the investment of £1.5million into community projects across the Group is now well established.Amongst some extremely successful initiatives implemented throughout the year, of particular note is the funding of 2 estate caretakers at New Fylde who have made an instant positive impact with tenants.
Decent Homes compliance was achieved in 2010.This is a significant result as only 2 years ago there were in excess of 250 homes that were non-compliant.The future will see the establishment of an in-house standard in excess of the statutory requirements.
The official opening of the Heyhouses estate took place in xxxx 2010.The development of 111 new homes and substantial refurbishment of the remainder of the estate has transformed the area and created a fantastic environment in which to live. Quite rightly this has been one of New Fylde Housing’s proudest achievements.
The upgrade of sheltered accommodation continues.Four sheltered schemes had energy efficient heating controls and radiators installed resulting in better and more comfort conditions for residents.The remainder of the sheltered schemes will have these works completed throughout the current financial year.
Progress Property Services continues to deliver excellent services and despite an incredibly cold spell over Christmas and New Year continued to meet Emergency repair targets to ensure our tenants, especially those who are more vulnerable, had heating and hot water when it was most needed.
