New Fylde Housing

How to bid on a home

Step 1 - Registration

You will be able to apply for properties through MyHomeChoiceFyldeCoast if you have registered on the housing register and if you are a tenant of one of the partner organisations and have registered for a transfer. For details on Who Can Use the Service please click on this link. To begin registering an application please click here.

Once you have been accepted onto the housing register we will write to tell you:

  • Your housing application number (also referred to as your unique reference)
  • The band your application has been placed in and your priority date. Click Prioritising Applications for more information.
  • The number of bedrooms you are entitled to.

You must tell us if there are any changes in your circumstances so that we can reassess your application and if necessary make changes to your band and priority date.

Property Size

You will only be eligible for properties that are suitable for the size of your family.

Step 2 - Choosing

Advertising Properties

Properties are advertised on a weekly basis. They are advertised in the following ways:

  • Via Property Search on this website.
  • In a newsletter available from any of the partner offices
  • Available properties will also be displayed (similar to an Estate Agents) in each of the partner local offices. Other locations may be added in the future.

The information will tell you the landlord, location, size, rent and other features of the property to help you decide which properties are right for you.

Where available a photograph of the property is provided, on some occasions a number of photographs may also be displayed on this website. You can also access information about the local area, facilities and any other similar properties within the area that are available via this website.

The advert also tells you if there are any special requirements that you must meet, such as age requirements and which band will be given priority for the property. If you are not in the band stated you may still apply for the property providing it is suitable for your family size.

A range of symbols are used to tell you about the property.

Step 3 - Offer

When the cycle has closed all bids received will be put in order to produce a list of eligible applicants for each property advertised. The landlord of the property will carry out any outstanding eligibility checks, (e.g. local connection, rent checks, household circumstance checks etc).

The only exception to this will be those properties that are advertised on a First Come First Served basis. In cases such as this, the person who placed the first bid will be offered the property subject to passing the relevant eligibility checks.

If your name is at the top of the priority list you will be invited to view the property unless there are reasons why we are unable to do this, for example, you have rent arrears or if your landord is taking legal action against you for breaching a tenancy condition. If we are unable to offer the property to the applicant at the top of the list we will move to the next applicant and so on.

If you decide to refuse the property it will be offered to the next person on the priority list. You will not normally be penalised for refusing a property and will continue to be able to bid for properties advertised.

If you are offered a property you will not be short listed or be able to place bids for other properties until you have decided to either accept or refuse the offer. The offer of accommodation will be subject to you being able to provide two satisfactory references, one being from your current or most recent landlord. References will not be accepted from family or friends.

If you accept the property you will be advised when you can move in. You will also be given an appointment to sign the tenancy agreement and collect the keys once all the necessary work has been completed. Your tenancy will normally begin from the following Monday. Please ensure that you are in a position to move quickly when placing bids.

We are only able to contact applicants who are successful, so if you have not heard from us by the time the next advertising cycle commences then please assume you have been unsuccessful and choose again from the available properties.

Step 4 - Feedback

We publish information about the successful bidders from the previous advertising cycles. We tell you the number of applicants that bid for the property, the band and priority date of the successful applicants. For information about previous lets click Recent Lets.

This information will give you a better idea of how popular a particular property or area is and how long you would normally have to wait. You can then decide whether to look for other types of property or areas where you may not have to wait as long.

Unfortunately it will not be possible to give you individual feedback due to the numbers involved.
