Right to repair

You have the right for certain repairs to be carried out within a specified timescale. These are repairs that, if not carried out quickly, would jeopardise the health and well-being of you
and your family. These repairs include:

  • A blocked or leaking foul drain
  • The loss of all electrical power
  • A severely leaking roof

When we receive a request for a qualifying repair, as outlined above, a date will be set for the work to be carried out. If the work is not done by this date, through no fault of your own, you should report the repair again within five days of the target completion date.Please tell us that this is a second request for the work. We will then set a new date for the repair. If this second date passes without the work being carried out, again through no fault of your own, then you will be entitled to claim compensation.

There is a set of criteria that you must meet to be entitled to compensation:

  • You must make a claim within two weeks of the second completion date
  • You must allow our contractors reasonable access to carry out the repair
  • In exceptional circumstances we may suspend the completion date, such as if you don’t keep your appointment
  • If the repair was required because you misused the property in any way, then there is no compensation payable
  • If you have rent arrears we will deduct this and other money you may owe us from any proposed compensation
