All our homes meet the Decent Homes Standard. In 2014/15, we spent a total of £18.6m on our homes, with £11.5m spent on responsive and planned improvements and a further £7.1m on repairs and capital works. We completed gas servicing for 6,209 homes. Average spend for responsive/cyclical repairs was £764 per property.

Stock condition surveys

Our Property Services Division has extensive experience in conducting stock condition surveys on a variety of housing stock. We offer surveys to established maintenance requirements for the future, both in the long and short term in line with the Decent Homes Standard.

Responsive repairs

We offer a highly successful responsive repairs service to a number of public sector organisations. The service includes 24/7 emergency call out and a dedicated call handling service. We consistently exceed response targets with 97% of emergency repairs completed within 24 hours.

Gas and electrical servicing

The group has a dedicated gas servicing and safety certification department. We employ our own Corgi qualified gas specialists and electricians who carry out testing and maintenance of gas fires, boilers and electrical servicing. We service about 4,500 properties annually.

All tenanted properties must have gas appliances tested annually and it is the landlord’s responsibility to ensure this is done. However, the Government is now considering requiring every householder who uses gas to have gas boilers and fires inspected regularly. 

Our external clients include other housing associations, local authorities and private landlords.
