Minor adaptations

Minor adaptations or improvements can be carried out to properties when needed to ensure tenants can continue living in their homes for as long as possible.

Examples of minor adaptations can be shower seats, grab rails, internal handrails and additional electrical sockets. A minor adaptation generally costs £900 or less to install.

Morgan Sindall will aim to complete minor adaptations within a maximum of 28 working days.

For minor adaptations a form will need to be completed a returned to your housing officer. Your support provider will help you to do this.

Major adaptations

A major adaptatition will generally cost more than £900 to install and in most cases will be funded by a Disabled Facilities Grant.

What type of work might be done?

Here are some of the type of major adaptations that might be installed, but this list does not include eveything:

  • Fitting a ramp
  • Making steps shallower
  • Widening a doorway
  • Adapting a bathroom.

You or someone acting on your behalf should contact the Housing officer to tell us what work is needed.

How quickly will you tell us if the work can go ahead?

For major adaptations we will need to obtain an Occupational Therapist's assessment and complete an application form for a Disabled Facilities Grant. In addition, Morgan Sindall will have to get a number of quotes for the cost of the work and they may need to visit the property first. You will be kept informed about how their request is progressing.

How quickly will the work be done?

Morgan Sindall cannot categorically say beforehand how long jobs take since each one is different.

Some changes to homes need planning permission from the local authority before they can go ahead, which can add to the time it takes for the adaptation to be completed. Once a request has been approved to go ahead; Morgan Sindall will be able to tell you the timescale within which it will be finished.

What should the tenant do if they are not happy with how long it is taking to consider their application?

In the first instance you or the tenant should contact Morgan Sindall on 0345 241 6041 and press 1 to report this. If the response time continues to be unsatisfactory then you or some other representative acting on your behalf can make a formal complaint.

What happens if your request for adaptation work is refused?

If a request for adaptation work is turned down it will have been because it is ineligible for a Disabled Facilities Grant or other form of funding.

If Leeds City Council wants the adaptation to be completed then it will ask Morgan Sindall to do the work and will contribute to the cost.
