Morgan Sindall will decorate communal areas of shared and self-contained schemes as part of their planned maintenance programme.

In the case of shared properties, decorators to a tenant's own bedroom or any en suite bathroom for a tenant's sole use are the responsibility of the tenant. The decoration of all non-communal areas of self-contained properties are the sole responsibility of the tenant.

Which areas are communal?

In shared schemes, internal communal areas are generally understood to mean areas such as:

  • Sitting rooms / lounges
  • Dining rooms
  • Utility rooms
  • Halls, stairs and landings
  • Entrances
  • Kitchens
  • Bathrooms.

In self-contained schemes, the communal areas are generally understood to be:

  • Lobby areas
  • Staircases
  • Landings
  • Communal Lounges.

Requesting internal decorations are carried out

Like the external redecoration of a property, Morgan Sindall has a planned maintenance programme for internal redecoration.

If you or support workers wish to redecorate before Morgan Sindall's planned programme, they must contact your Housing Officer in the first instance.

Monitoring internal decorations

Progress Housing Group and Morgan Sindall staff will routinely note the condition of internal decorations at the time of carrying out the annual review visit to properties. If necessary, the Housing Officer will bring the need to redecorate to the attention of Morgan Sindall.

Tenant choice

Progress Hosuing Group and Morgan Sindall promote tenants having as much choice as they are able to make in the decoration of their homes. 

If you need help to do this, please speak to the support staff or your housing officer.

Planned maintenance

Morgan Sindall will use preventative measures to ensure that homes remain free of pests. Properties will be visited regularly to check for rodents and insect activity.

Morgan Sindall will also attend to problems with wasps' nests, ants, wood oring insects and cockroaches.
