Your rights and responsibilities as a tenant
When you move into your flat you will sign a tenancy agreement. This is a contract between us that sets out your rights and responsibilities.

You have a right to:
- Peaceful enjoyment of your home
- Privacy within the scheme and your own home
- Be safe and secure in your home
- Have repairs carried out
- Complain if you are not satisfied with any part of the service provided.
- Pay your rent and service charges on time
- Report repairs
- Live at your flat on a full-time basis
- Clean your home
- Insure your possessions
- Not damage your home or any item provided
- Not cause alarm, distress or nuisance to other residents, staff visitors or contractors in or outside of the scheme
- Not do anything illegal in the scheme, this includes the use, possession or supply of illegal drugs or supplying alcohol to any person under 18 years of age
- Not consume alcohol on the premises if under 18 years of age.
As a landlord we have a right to:
- Receive rent and service charges on time
- Gain access to your home with reasonable notice whenever possible to carry out repair work.
As a landlord we have a responsibility to:
- Carry out repairs within a reasonable time
- Give you advice and guidance on matters relating to your tenancy agreement
- Deal with all acts of anti-social behaviour
- Take action when a tenancy agreement has been broken or ‘breached’
- Consult with you and other residents on all matters that will affect you
- Allow service users to be involved in the service provided.
What happens if I breach my tenancy agreement?
Breaching or breaking your tenancy agreement is serious and you could end up having to leave your flat. If you breach your tenancy agreement, we will follow our enforcement procedure, to support you and to ensure it does not happen again. There are three stages of enforcement.
Two verbal warnings will be issued followed by a written warning.
Two more verbal warnings will be issued followed by a written warning.
Two more verbal warnings will be issued. Your ninth warning (following six verbal warnings and two written warnings) will be a Notice To Quit (NTQ).
Your first ‘stage 3’ verbal warning will result in a meeting with Chorley Borough Council Housing Advice team to discuss your options. At your second ‘stage 3’ verbal warning you will be advised to seek other housing options should an NTQ be issued.
The three stages will be completed by staff within the project. However, should criminal activity be evident such as the use or dealing of illegal substances, violent conduct, physical or verbal abuse, staff will involve the Tenancy Enforcement team. They will take responsibility for your case and issuing the outcome.
