
Investing in your homes
We are over half way through the year now and our Property Services Team have been extremely busy delivering the maintenance and improvement programme to our tenants' homes.
The budget this year for planned improvements in our general needs and independent living properties is almost £4 million. With responsive repairs, external painting, gas servicing, aids and adaptations and environmental improvements added, the budget is £13 million in total.
At this point in the year we have already carried out the following planned works in our general needs and independent living properties.

Refurbishment programmes are underway to a number of our independent living schemes as we speak and we have had a busy year so far with regard to aids and adaptations with over 100 minor adaptations and 51 major adaptations having been completed already.
The budget this year for planned improvements for our supported living properties is £1.5 million. With responsive repairs, external painting, gas servicing, aids and adaptations and environmental improvements added, the budget is £6.4 million in total.

Around £100,000 has been spent ensuring fire safety across our supported living stock in all areas of the country, with an additional £22,000 on groundworks and over £75,000 repairing and replacing fences and gates. We have also had a busy year so far providing aids and adaptations to supported living homes with over 180 adaptations having been completed already.
The Property Services Team is also more than half-way through the annual gas safety checks and the electrical safety checks, which are carried out every 10 years.
The external painting of over 100 homes for supported living and 200 homes for general needs and independent living is expected to be completed by mid-autumn.
This makes for great reading, as you can see the Property Services Team are well on track delivering the maintenance and improvement programme to our tenant's homes.
