St Martin’s Court offers 92 modern flats, comprising one-bedroom and two-bedroom homes. As it is an Extra Care scheme, it is ideal for people who want to live independently, but who may need some help with daily tasks or personal care now or in the future.
All homes at St Martin’s Court are offered on an affordable rent basis through Progress Housing Group, a registered provider of social housing and on an assured shorthold tenancy basis.
Support like personal care, medication, meal preparation, or simply having someone nearby for peace of mind is all on offer as part of a care package. The cost of care may be funded or self-paid, depending on your circumstances. You will have an affordability assessment during the application process. The care is commissioned by Lancashire County Council and provided by Willowbrook Homecare.

There will be a range of activities on offer such as chair-based exercise sessions, Lyrics and Lunch, a weekly church service and a befriending service run by the local church. Transport to local supermarkets can also be arranged.
You can apply if you meet the following criteria:
- eligible for UK social housing
- have a local connection to Lancashire (priority given to those with a connection to Lancaster)
- aged 55 or over (only one applicant in a joint application needs to meet the age criteria)
- typically require some support with daily living or personal care – although this is not essential
- meet our affordability criteria – either self-funded or eligible for funded housing/support
As it is an integral scheme and there are communal areas, we unfortunately wouldn’t allow pets – we would of course allow service dogs.
We can assist with arranging the transfer of your furniture and belongings to your new home by recommending a local removal company that has provided fixed costs for its services.
Vinyl floor covering is included in the kitchen and bathroom. You are responsible for providing floor coverings in the other rooms in your home. You are also responsible for the installation of blinds throughout. We are however able to assist you with the recommendation of local suppliers who have provided us with quotations and can assist you with the supply and fit of blinds and floor coverings within your home.
Specific thresholds regarding income, assets, or savings are to be considered on a case-by-case basis.
St Martin’s Court is a sustainable development with features such as air source heat pumps, solar PV panels, as well as increased cavity wall insulation and mechanical ventilation with heat recovery. As well as being good for the environment, this helps to keep energy costs low.

Yes. Referrals can be made by healthcare professionals and GPs, or family members and carers for example – or you can self-refer.
Your application will be assessed by Ideal Choice Homes to determine your level of housing need.
Those with appropriate need will be prioritised.
Applications are reviewed at a joint allocation meeting between Progress Housing Group, Lancaster City Council and other key partners.
If your application is successful, Progress Housing Group will contact you within 2 days of the joint allocations meeting with an official offer.
You must decide whether to accept the offer within three days of receiving it.
