Awaab’s Law: Raising standards and strengthening trust for our tenants
From 27 October 2025, Awaab’s Law will come into effect.
Tammy Bradley, Executive Director (Operations and Support) shares how it is a defining moment for the housing sector, as social landlords will need to adhere to strict timescales, greater transparency, and continue to provide homes that are safe and healthy.
“Awaab’s Law rightly places a renewed focus on the health, safety and wellbeing of tenants. Social housing providers like us will be required to respond to reports of damp and mould within strict, legally binding timescales – we welcome this.
“The legislation will ensure dangerous damp and mould is investigated and dealt with within a set timeframe. This also extends to repairing all emergency hazards within 24 hours. Landlords who fail to comply with these new standards will face penalties. Importantly, tenants will be able to hold us to account for non-compliance.
“Greater transparency will be a hugely positive impact of Awaab’s Law. We will need to show how we respond to repairs, be accountable to our tenants, and take a proactive approach to tackling issues before they escalate.
“However, there are challenges to consider. Awaab’s law comes into effect at a time when demand for social housing is rising, costs of materials and labour are increasing, and some of our homes are ageing and require more maintenance. Meeting the new legal requirements will require significant investment and process change.
“We are strengthening our processes to spot problems earlier, and working closely with tenants and colleagues in doing this and listening to their feedback. Awaab’s Law will mean we can build stronger trust with our tenants and keep our homes safe and healthy, so that everyone can continue to live their best lives.”
